Unless you're standing over your contractor's shoulder during the entire roofing process, you can't really be sure that they are doing the job properly, with the correct materials. Our roof inspection service is the next best thing- and it will reassure you that the job is done correctly.

Our company has been performing inspections for city building departments for years, and now our services are offered to all builders and property owners in Massachusetts & Rhode Island. Our inspectors are fully trained in the inspection of asphalt shingles, cedar shakes, concrete tile, and most other roofing materials. We'll always take your best interests into consideration.

Our job is to determine whether the roof and its materials have been installed in the correct manner. All roofs must meet city or county building codes, or well as roofing material manufacturer's specifications- whichever standard is more strict. It's not humanly possible to find EVERY mistake, but we don't let a whole lot slip by. We can't guarantee that your roof will never leak or have other issues, but we'll make sure that you have a lot fewer problems to deal with.

Final Roof Inspection (for new roofing)

Our mission is to give the customer reassurance that their roof is installed properly. All contractors, builders, suppliers, and manufacturers mess up from time to time, and sometimes roofing quality can vary widely from job to job, or even within different parts of the same piece of work. Most of the time, consumers aren't aware of shoddy workmanship until there is a problem such as a leak. The roof may look normal, but it can still be installed incorrectly. That's why our services are so vital. Once we've done our inspection, you'll get a written inspection report that will tell you whether your roof passed or failed its tests. We provide digital snapshots of our observations, at an additional cost, but most final inspections don't need them.

Roof Inspection for Existing or Problem Roofs

Here, we aim to reassure customers and provide objective observations on the condition of the roof, and it's expected lifespan. Documenting a roof's condition will lower the likelihood of a fraudulent insurance claim, making our services invaluable to homeowner's associations, property managers, and realtors. This type of inspection is also done when there's a dispute or the possibility of a lawsuit. Property owners can more easily budget for repairs if the roof's condition is correctly documented, and keep small problems from turning into larger ones. When should a roof inspection be done?

Are there different kinds of roof inspections?

- Mid-roof inspections should be done with all new roofs, after the job is begun, but less than halfway through so that materials, fasteners, and the inner parts of the installation can be seen. These are vital for tile roofs, and need to be done between the installation of the underlayment and the tile. If it's not done at this point, it will have to be done at the end of the job, which will require the removal of some of the tile.

-Final inspections are meant to check for proper use of materials and correct installation technique. They should be done soon after the job is finished, and are designed to reassure that the job has been done correctly.

-Condition inspections are used for existing roofs, where the lifespan and condition of a roof need to be determined. These inspections are usually done in case of damage due to age, leaks, or storms, to give a rough idea of repair costs- though they may also be done when a lawsuit is a possibility.

Why do a roof inspection?
-Most roofs that we inspect end up failing the inspection. There's really no way to know what shape your roof is in, unless you hire a trained inspector. Most home inspectors don't have the know-how to do a roof inspection, and city building departments don't have time to do it. Any roof that has had problems in the past, or has sustained damage due to a storm or leak should be inspected, so that the customer will know what to expect.

Most inspections are performed within two days of the request, some that day, weather permitting. You don't have to be on-site for us to perform our inspection, unless you want to be. If there are guard dogs, alarm systems, or other access issues, you must be there to grant us access to the property.

You'll receive a handwritten report that tells whether your installation passed or failed the inspection, and you'll also get a list of corrections that need to be made. Normally, you'll get this report when we've finished our inspection. A photo inspection will take a few days to finish, and will be sent by email, or postal mail. If your roof failed the inspection, you can inform your builder, or we can inform them if you give us their phone number. After any necessary corrections have been made, you can choose to have the roof reinspected.
